What
should you look for in a real estate school?
Ask
about the instructors experience and qualifications.
You want an experienced instructor to learn from.
You will get years of invaluable training and
insight. Obviously you should also choose a school
that offers courses that will fit your schedule
if you have other current commitments. The price
of courses will vary depending on your area.
Most include all the materials you will need
including books, and the prep exam. You may want
to ask if they have any connections or job assistance
programs. Some will require a broker sponsor
you before taking the test. Some realtors choose
to get their license first and then seek a broker
to work for. Which brings us to our next section.
Choosing
which broker to represent & work for?
After
you pass the required state exam you are now ready
to seek employment with a broker. A real estate
broker will be the agency you work for. There are
independent brokers and brokers who are part of
a larger nationwide network such as Caldwell Banker,
Re max or Century 21. Any of them can help you
achieve success. You will want to find top agents
you flow well with in the office that will be able
to give you the ins and outs. Many agencies have
policies that you are an associate for top agents
before you can go on your own. You will also want
to find out what percentages the top agents are
commissioned at so once you reach that level you
know what you can expect. Nationwide average for
total commission when a house is sold is 6 - 7
%. If you are not the listing agent that will have
to be split with them then there is a total of
3 % left which will be divided between the broker
and You depending on your agreement.
Its
also important you choose a broker large or small
that is reputable in the community. You want to
see how much exposure they have, how many open
house do they perform in a given month? how many
agents do they have? How do they advertise? Remember,
realtors are in charge of their own financial outcome
so if you have never worked in this environment
nobody will be watching over you every minute of
the day, like an hourly paid job. Its up to you!
